I have this conversation almost daily. People are trying to make sense of timing, the market, their finances, their lifestyle and how it all fits together. And the truth is, there’s rarely a perfectly clear answer.
That’s why this decision feels so heavy.
There’s No ‘Perfect’ Time
It would be nice if there were a simple signal: This is the moment. Go, now.
But real estate doesn’t work that way.
The market shifts. Interest rates change. Inventory goes up and down.
There will always be a reason to move and a reason to wait.
What matters more is how all of that lines up with your life.

A lot of people are waiting for rates to come down and that’s understandable.
But here’s what’s important to know:
When rates drop, more buyers tend to jump back into the market.
That increased demand often means:
- more competition
- fewer available homes (less choice)
- and, in many cases, higher prices
At the same time, home values have historically trended upward over time.
So while a lower rate can improve your monthly payment, the overall cost of the home, and the competition to get it, can increase.
Waiting can absolutely make sense…
but it’s important to understand what you may be trading off.
The Real Question to Ask
Instead of asking:
“Is this a good market?”
Try asking:
“Does this move make sense for my life right now?”
That answer looks different for everyone.
And it should.
